SUMMARY Directs the day-to-day operation of Maintenance Department.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Performs emergency, routine and preventive maintenance. Meets quality and time standards.
Provides leadership and guidance to departmental personnel. Schedules personnel for proper coverage of the Hospital, Nursing Home, Assisted Living, Independent Living and off campus sites.
Using the computerized maintenance management system (CMMS) reviews maintenance requests and assigns work assignments to Maintenance Mechanics. Checks to see that all assigned work is completed on time and meets quality standards.
Orders repair and maintenance supplies as needed.
Ensures department equipment is in good working order and safe to use.
Maintains a safe work environment in compliance with OSHA guidelines, utilizing standard precautions and complying with hazardous waste procedures at all times as described in St. Anthony's Safety Manual.
Implements hospital and department policies and procedures
Investigates, documents, and reports all unusual occurrences to the Facilities Director.
Assists in the training of personnel in the operation and repair of equipment.
Assists the Facilities Director in completing performance evaluations.
Represents and participates in committees and task forces assigned by Facilities Director.
Attends all mandatory meetings and programs.
Complies with all applicable state and federal regulations
Maintains the confidentiality of patient, resident, employee and organizational information.
Complies with the Corporate Compliance Policy and all laws, regulations, and Standards of Conduct relating to the position and agrees to report any suspected violations of law or Standards of Conduct.
This job has supervisory responsibilities.

EDUCATION and/or EXPERIENCE
High school education or general equivalency diploma (GED)
One to three months related experience and/or training; or equivalent combination of education and experience
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before customers, patients, families and employees of the organization.
POSITION REQUIREMENTS, CERTIFICATES, LICENSES, REGISTRATIONS
Familiarity with high pressure boilers, pneumatics, different types of air conditioning systems, hot water heater, force air heat, electrical wiring, plumbing and a wide variety of machinery.

While performing the duties of this job, the employee is regularly exposed to moving mechanical parts. The employee is frequently exposed to wet and/or humid conditions, risk of electrical shock, and vibration. The employee is occasionally exposed to high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; blood-borne pathogens; and risk of radiation. The noise level in the work environment is usually loud.
